When selling your home remember that taking the time to remember everything about your property is important. Here are some things NOT to do when selling your home:

  • Don't leave the lawn out. Sure, the house is what you are selling but the lawn can serve as an extension of the house. Make sure that the lawn is neatly cut, any excess leaves or sticks are removed, even put down fresh mulch or some inexpensive outdoor lighting. The lawn is the first thing that the potential buyer will see in most cases so make a good impression!
  • Don't let smells ruin a potential buyer's experience! Make sure the house smells clean and inviting. If you have pets, clean out the litter boxes or make sure any areas are clean as well. Stick with neutral scents as some smells can be overpowering and can take the attention off of the house.
  • Don't be a slob. Although you may only have a few dirty dishes or crumbs on the counter, clean it up! Buyers who see messes can tend to think that owners who leave areas dirty probably didn't take care of the house which could lead to a potential buyer second guessing the house altogether. Clean it up!
  • Don't worry about those holes in the wall in the upstairs bathroom. Um, yes. Do worry about those! Take the time to do a little hole patching and touch up work. This can make all of the difference when trying to sell a home. This can include new light bulbs, fixing broken fixtures, and even replacing some wallpaper. It shows a sense of pride and that can bolster a buyer's opinion of the overall home.
  • Don't leave rooms cluttered. Try to move furniture out of rooms that could be too busy or cramped for space. Open up the rooms to make an inviting space that a buyer could see as their own. Make room for simple centerpieces and other touches that will make the home an easy sell. 

Remember that little things that may not be a big deal to you as a seller could have an adverse impact on a buyer. Think like a buyer!
