Trophies and cash prizes will be awarded to the best overall entrant and tops in four float categories. Visit the picturesque <strong><a title="Cheat Lake Park" href="https://www.cheatlake.com/cheat-lake-park" target="_blank" rel="noopener" data-cke-saved-href="https://www.cheatlake.com/cheat-lake-park">Cheat Lake Park</a></strong> to explore all the lake's many possibilities. The hiking trail, swimming beach, and boat launch site are located on the northeast shore of Cheat Lake, where you will also find ample fishing access, shady picnic areas, playgrounds, and restrooms.<br><br></li>
<li><strong>WVU Core Arboretum - Monongahela Blvd., Morgantown , WV 26505</strong><br>West Virginia University is home to the lovely <strong><a title="Core Arboretum" href="https://arboretum.wvu.edu/" target="_blank" rel="noopener" data-cke-saved-href="https://arboretum.wvu.edu/">Core Arboretum</a></strong>, which preserves 91 acres of hillside and bottomland forest near the WVU Coliseum, between Monongahela Boulevard and the Monongahela River. Core Arboretum is open to the general public every day from dawn until dusk, and its shady hiking trails are an incredible place to get up close with West Virginia's abundant plant and animal life. The arboretum includes old-growth forest that may be over 200 years old, as well as more than 150 species of planted trees and shrubs. At least 180 different bird species have been spotted here.<br><br></li>
<li><strong>Deckers Creek Trail - Earl Core Road, Morgantown , WV  26501</strong><br>Trail organizations in West Virginia have done a fantastic job transforming old railroads into usable hiking trails, and the <strong><a title="Deckers Creek Trail" href="https://www.tourmorgantown.com/business/deckers-creek-trail/" target="_blank" rel="noopener" data-cke-saved-href="https://www.tourmorgantown.com/business/deckers-creek-trail/">Deckers Creek Trail</a></strong> is a great example. Stretching 19 miles between Morgantown and Reedville, this trail offers rolling terrain and picturesque views of rugged rock outcroppings, rambling rhododendron groves, and secluded hardwood and hemlock forests. The trail also traverses residential neighborhoods and historic sites like the old Greer Limestone and The Bretz Coke Ovens. And with roughly 1,000 feet in elevation gain end-to-end, the Deckers Creek Trail offers some moderately challenging terrain as well. <br><br></li>
<li><strong>Dorsey's Knob Park - Grafton Road, Morgantown, WV</strong><br>You'll find one of the best views of Morgantown at <strong><a title="Dorsey's Knob Park" href="http://www.boparc.org/dorseys-knob-park.html" target="_blank" rel="noopener" data-cke-saved-href="http://www.boparc.org/dorseys-knob-park.html">Dorsey's Knob Park</a></strong>. Popular for its picnic areas and disc golf course as well as hiking trails, the park is just a few miles outside the city and offers 70 acres ripe for exploration. The park's pinnacle, quite literally, is the 600-foot rock formation known as Sky Rock. It stands high above the surrounding forests and valleys, offering panoramic views of the greater Morgantown area.</li>

For many of us, pets are a part of our family and we want to make their transition as smooth and comfortable as possible. Here are a few suggestions for making your pet's experience better.</p>
<p>Before moving, make sure all information on your pet's tags is updated. When moving to a new address, it could happen that a pet could get lost or become frightened and run off. It is important to provide the most up to contact information so you can be reached immediately. </p>
<p>Make sure to find a veterinarian in the area that you are moving to that comes with good recommendations. Also, it is a good idea to get copies of all of your vet records to take with you to your new area of residence. Try to find out if there are any issues/diseases in your new area that could affect your pet. </p>
<p>Another good idea is to have your pet's medications and a first aid kit ready. No matter how much you plan and schedule out your move, things can and will go wrong. It is important to be prepared in the case of an illness so make sure you have any pet medications, extra food and water, gauze, towels, hydrogen peroxide and a blanket. Remember, the best defense is a good offense and your pet deserves no less! </p>
<p>Once moved in, try and make your pet feel at ease as much as you can. Anything familiar such as a bed, toys, food dishes, etc. and make sure your pet knows where their area is located. It may be a good idea to limit opening windows and doors so there is likely a chance that your pet could escape.</p>
<p>Remember, as stressful as moving is it can be just as stressful on your pet so do all you can to make the transition smooth for them. </p>

            <![CDATA[<p>One of the most important and time saving steps during your quest to find a home is prequalification for your mortgage. By doing this, you have an idea of what you can afford and can narrow the search for a home and you will have already completed some of the steps necessary to close on a home. Normally, lenders don't charge prequalification and the process is somewhat similar to the actual loan application process itself.</p>
<p>What will you need to get prequalified? A good list of items includes:</p>
<ul>
<li>Credit report</li>
<li>W-2 forms</li>
<li>Tax returns</li>
<li>Bank statements</li>
<li>Recent pay stubs</li>
</ul>
<p>What is next? There are some steps to prequalification. These include: </p>
<p>Step 1</p>
<p>It is a smart move to go online to use a mortgage prequalification calculator before talking to a lender. This way you can get some idea of what you can afford. You can plug variable things such as the percentage rate and loan terms.</p>
<p>Step 2</p>
<p>You need to calculate your debt-to-income ratio. What is this exactly? It is how much money you owe for housing costs, credit cards, car payments and other debts in relation to your gross income before taxes are taken out.  Typical lending institutions don't want that number above 36 percent.</p>
<p>Step 3</p>
<p>Get a credit report! You can order a report from each of the three major credit-reporting bureaus and then these reports need to be checked for any incorrect information. Make sure that you have plenty of time to dispute any inaccuracies listed on your report or to correct any credit problems.</p>
<p>Step 4</p>
<p>Get prequalified with more than one lender. You are under no obligation to borrow from a specific lender, you will want to compare rates in order to find yourself the best deal. You might want to start with the bank or credit union where you do your normal banking. If you aren't offered the interest rate you want, it pays to shop around.</p>
<p>Step 5</p>
<p>Gather together the financial documents you will need when you approach a lender to request a prequalification letter.  Using the list mentioned previously, make sure you have several months' worth of those documents.</p>
<p>The final step is to fill out the prequalification application completely and accurately. At this point, the lender may or may not verify the information you provide. Usually, you will know if you prequalify within a few minutes. Many lenders will even prequalify you on the telephone. The lender will then provide you with a prequalification letter stating that you have been prequalified for a home loan in the amount indicated on the letter.</p>
<p>Remember, prequalification does not commit you to a certain lender and it does not guarantee that you will get the mortgage loan you want. If a lender wants, they can do more research on your credit history and can turn you down for a home loan. Bottom line is do your homework and be organized. It will pay off with that new home!</p>

            <![CDATA[<p>Do you ever hear REALTORS® talking and wonder what in the world they are talking about? Real Estate has its own unique set of terms. Here are some of the most popular and what they mean so you can help "speak the language."</p>
<p>Addendum – these are the additional documents that go into a real estate contract.</p>
<p>Appraisal – this is how a loan officer determines if the property is worth as much (or as little) as the buyer is willing to pay for it.</p>
<p>Closing – this is the date that the buyer's purchase will record at the County and become their property.</p>
<p>Closing Costs – All of the expenses paid by the buyer and the seller when the real estate deal closes. These can include the brokerage commission, mortgage-related fees, escrow or attorney's settlement charges, transfer taxes, recording fees, title insurance and so on. Closing costs are generally paid through escrow.</p>
<p>Commission – this is the amount the real estate agent makes from the sale. It is usually a percentage.</p>
<p>Contingency – this is a condition that has to be fulfilled in order for another event to happen.  Example: The successful purchase of home B is contingent on the successful sale of home A.</p>
<p>Escrow – this is the financial instrument held by a third party on behalf of the other two parties in a transaction. The funds are held by the escrow service until it receives the appropriate written or oral instructions or until obligations have been fulfilled.</p>
<p>Foreclosure - The process of taking possession of a mortgaged property as a result of someone's failure to keep up mortgage payments.</p>
<p>MLS – this stands for Multiple Listing Service and serve as the central information source for brokers to share their real estate listings with cooperating brokers.</p>
<p>Zero Down – this means there is no out of pocket expense for the borrower (buyer).</p>

YMCA of Kanawha Valley has locations in both Charleston and Cross Lanes (Kanawha County) and offer Summer Day Camps and Sports Camps. Tri-County YMCA located in Scott Depot (Putnam County)also offers Summer Day Camp and Sports Camps for a variety of ages ranging from age 5 through high school.             <![CDATA[<p>The warmer weather is finally here and we have some ideas to help with spring gardening and planting. As a home owner, it's important to know that the outside can be just as important as the inside.</p>
<p>First step is protecting those hands. It is best to wear some type of gardening glove but when a task requires getting in there with your hands one secret is to sink your fingernails into a bar of soap. This will basically prevent dirt from collecting underneath the nails and then once complete take a brush and you can wash your nails clean.</p>
<p>What about your pots? Any of those made of clay and have salt buildup from the winter? An easy way to remove the deposits of salt is to combine equal parts white vinegar and rubbing alcohol and water in a spray bottle.  Spray and scrub and allow pots to dry before planting anything. Clay pots can also provide good protections for young plants from frosts and freezes. Another good use for clay pots are using them for hose guides. Simply place a one-foot length of steel reinforcing bar into the ground at the corner of a bed and slip two clay pots over it: one facing down, the other facing up. The guides will prevent damage to your plants as you drag the hose along the bed.</p>
<p>Another interesting tip is to reuse water from boiling or steaming vegetables. Use that water to water potted plants. You can also use leftover grounds from tea or coffee in plants like azaleas, rhododendrons, camellias, gardenias and even blueberries that are known as acid loving.</p>
<p>Finally, are you growing herbs to use in cooking? One quick way to dry them is to lay out on newspaper in your vehicle. Keep the doors closed and windows rolled up and if laid in a single layer they should dry beautifully and add a pleasant aroma to your vehicle as well. </p>]]>

            <![CDATA[<p>Once again, Old Colony will be a part of East End Yard Sale, which is Charleston' biggest yard sale held.  This year marks the 24<sup>th</sup> anniversary for this event, which will be held on Saturday, May 10 from 8am until 2pm rain or shine.  This event is held in conjunction with East End Main Street and the East End Community Association.</p>
<p>For over 20 years this event brings thousands of treasure seekers and bargain shoppers to Charleston's historic East End district in search of items such as furniture, clothing, and household items from the over 200 sellers and vendors.  Residential Seller registration is open April 1-25 online at <a href="http://charlestoneastend.com/events/east-end-yard-sale/">http://charlestoneastend.com/events/east-end-yard-sale/</a> for a fee of $10.</p>
<p>In addition, for 2014 we have enhanced this event by adding the full capability of all non-residential sellers to more easily added the full capability of all non-residential sellers to more easily reserve their booth online with one smooth transaction. We've also expanded the area of non-residential selling space to make a total number of 64 available spots for rental, along with exclusive non-residential seller parking at the Kanawha County Board of Education parking lot. Registration for all non-residential sellers is $25. This includes a 20′ x 20′ space. </p>
<p>Old Colony is excited to be a part of such a large, community oriented event. The relationships being built with the East End Association reflect the true spirit of the East End of Charleston, which is known as one of the oldest and most diverse neighborhoods and business districts in Charleston. This diverse community has experienced a rebirth in the past decade, with more than 25 new businesses opening and finding success.</p>

<p>Old Colony supports many organizations through both financial donations, volunteer opportunities for agents and through special projects. It is our intent to give back to the local community we serve as these are our family, friends and neighbors.</p>
<p>One important project Old Colony embarked on in 2014 is putting together the Old Colony Cookbook, which is part of the 70th Anniversary celebration for Old Colony.  Agents from every office in West Virginia submitted their favorite recipes and in turn we created a multi-ethnic collection of entrees, appetizers and desserts. There will be French, Dutch, Indian and British recipes among the ones featured in the book and these recipes are an interesting change from the regional cookbooks one can usually find in West Virginia. </p>
<p>In keeping with our theme of giving back to the community, 100% of the profit from the sale of the cookbooks will be donated to Susan G. Komen for the Cure, West Virginia.  Cookbooks will be available starting the week of April 21 for $15.00 and can be purchased from Old Colony agents, at Old Colony offices, Sherry's Avon and at the Susan G. YMCA's Healthy Kids Day<sup>®</sup> , the Y's national initiative to improve families' health and well-being, features games, healthy cooking demonstrations, arts and crafts and more to motivate and teach families how to develop a healthy routine at home.  </p>
<p>YMCA's Healthy Kids Day, celebrated at nearly 1,600 Ys across the country, aims to get more kids moving and learning, so they can keep up the habit all summer long – a critical out-of-school time for kids' health. Research shows that without access to out-of-school physical and learning activities, kids fall behind academically. Kids also gain weight twice as fast during summer than the school year.</p>
<p>In celebration of YMCA's Healthy Kids Day, the Y offers the following tips to help families develop healthy habits:</p>

<li><strong>High Five the Fruits and Veggies</strong> – Make sure kids get at least five servings a day, the minimum number nutritionists recommend to maintain healthy childhood development.</li>

<li><strong>Team Up for Athletic Events </strong>– Set a family goal of great health by teaming up for community or charity events like races, walks, fun runs. Bike rides, etc.</li>

Neutral tones have a tendency to blend in with the outside and black can become very hot to sit or lay on when in direct sunlight. Think about brighter tones like reds, yellows and greens for chairs, cushions and tables that will bring a splash of fun to any outdoor area.  You can also add outdoor lights and paper lanterns in bright colors as well. </p>
<p>Lights don't have to be added just because there is a special occasion – they can really bring character and warmth to an outdoor living area.  Also, it can make an outdoor area safer by providing lighting for any family, friends and guests that you may have. This is particularly important if you incorporate the idea of an outdoor kitchen.</p>
<p>Outdoor kitchens have become the latest trend in outdoor décor. A grill or oven is the focal point and many outdoor kitchens even include refrigerators, sinks, food prep areas and even outdoor fire ovens. You can add outdoor seating and a bar area for a great place for family and friends.  The addition of a fire pit also brings warmth to any outdoor living space.</p>
<p>When considering creating an outdoor area, remember to use products that are made for being outdoors. They will last longer and be more functional for the space.             <![CDATA[<p>Break ins are something that can happen to anyone, on any street and in any town. It's an unfortunate reality we face. There are ways to combat and prevent break ins and here are some useful tips.</p>
<p>Deadbolts have proven to be quite a deterrent for the past 50 years. The introduction of electronic security systems, which are now in a quarter of all homes have also helped bring down the number of burglaries annually. However, in 2006, over 1.5 million homes were burglarized. To add insult to injury, it is difficult tracking down burglars and bringing them to justice.</p>
<p>There are many things to consider when trying to protect yourself and your home. There is a much greater chance of a break in during the day and close to 40 percent of all burglaries are not forced entry types. This means that a burglar was able to find a way to get into the house by walking, crawling or climbing.</p>
<p>There are things that you may be doing that could attract burglars. Such as leaving items out in plain view like bikes and scooters. Also, when making a big purchase such as furniture, a television or electronics don't leave the boxes out in plain sight. That can tip off a burglar that there are items of value in your home.</p>
<p>As mentioned previously, many break ins occur when no one is home. One way to combat this would be to always have the appearance of someone being in the house. Keeping a light on or music playing can help and even putting a sign in your yard displaying that a security system is used in the house can help. It is also very important to take note of all sliding doors and windows and window air conditioning units that could be removed to gain access to a home. Make sure to keep a steel bar or even a wooden baseball bat in the back sliding groove of a sliding door. This way if the lock is picked the door can't be slid open. You can also place a nail into a window frame so it can only be opened a few inches.</p>
<p>Another tip – don't leave a spare key out. Burglars can watch and pay attention to your habits and easily figure out where a spare key is located and don't post on social media that you will be gone. This is an open invite to intruders. If possible, make sure to have a house sitter or someone checking and let neighbors know you will be out of town. Make sure someone gets the mail and newspaper and even keeps the grass cut so the appearance of being gone is minimized.</p>

            <![CDATA[<p>There are a lot of expenses that come with homeownership. Some of these expenses may appear to be useless but are actually very important, such as homeowners insurance. What the heck is it anyway and what is used for? This is your first lesson in Homeowners Insurance 101.</p>
<p>Homeowners insurance is essential. This insurance covers issues that happens to your home or belongings such as in the case of a natural disaster. This insurance is not required by law but in most cases mortgage lenders to require a policy in order to loan money to you for a home purchase.  Even the purchase of a condo may also require some sort of homeowners coverage. Homeowners can cover things such as an injury of a house guest at a dinner party or tornado damage.  There could be a lot of reasons that you would need it. </p>
<p>There are different policies depending on what kind of home, including renters, mobile homes, and even older homes. It's important to point out that homeowners policies don't cover issues that come from maintenance issues or wear and tear on a home. A basic policy should cover general structures on your property and should provide for living expenses in case you are not able to live at home after a fire or other insured disaster. The amount of coverage provided for each of these items varies depending on the insurer and the type of policy.</p>
<p>Liability limits are associated with homeowner policies which determine the amount of coverage you have if something would happen to your home. Limits typically start at $100,000 but additional coverage can be purchased. The liability limit is a reflection of the amount of coverage for your actual home, other structures on your property, such as a garage, are usually covered for 10 percent of that amount. Coverage for personal belongings usually falls somewhere between 50 percent and 70 percent of the amount of coverage on the structure of the home. In the event you would have to live somewhere else because of damage to your home, most plans cover costs of living away from home -- hotel, restaurants/food, etc. -- up to 20 percent of your home's liability limit. Other policies may provide unlimited coverage for living expenses but only for a limited period of time.</p>]]>

            <![CDATA[<p>Spring will be here soon and so will that list of looming home projects. Some of these may be do it yourself tasks but others may require the assistance of a professional. So, with that said, it may be time to select a contractor. This may seem like a pretty simple task but in reality, picking a contractor can be a big decision.</p>
<p>How do you pick a good contractor? Probably the best way to pick one is to pick one when you don't need them. That's right. When you don't. This way you have time to research, gather references and ask all of the right questions before being in an emergency situation where you really need one or you waited too late to start contacting.</p>
<p>DON'T pick someone out of the phonebook. DO take recommendations from friends, family and neighbors. It may be a good idea to talk to others who have done similar projects to their homes and ask who they used and what their overall opinion was of the contractor and the work performed.</p>
<p>DO interview the contractor. See if you mesh well and if they are courteous and professional. Make sure you can communicate and establish dialogue so you are on the same page. This could save a lot of time down the road when trying to communicate an idea or when questioning a project.</p>
<p>DO make sure that they have their state contractor licensing. Make sure they have a copy and provide a number. Once you have that investigate any complaints or actions that have been filed. If they can't produce a license, don't waste your time.</p>
<p>DO ask to see their certificate of insurance for Workers' Compensation and General Liability.</p>
<p>DO ask how long they have been in business. Those in business for a long time are ideal but don't immediately dismiss a newer contractor – just make sure they have all of the necessary credentials.</p>
<p>DO ask for references. Get phone numbers and call and ask questions. Also, get a scope and price of each project and get it in writing. Ask for a detailed description of the work and if it is guaranteed. They should ask for no more than 25%-33% of the cost up front and should not require final payment until all work is completed. Find out about the cost of supplies as well – sometimes it is more cost effective to buy supplies yourself. Ask for a detailed cost list.</p>
<p>Finally, go with your gut and do your homework. Contractors are in high demand but make sure you don't get caught in the high demand trap. </p>]]>

<p>According to MSNBC, Home is the number one category of pins on Pinterest.  Many homeowners feel that this is a great source of information for home projects and research.  Much like looking through books and magazines, Pinterest serves as a valuable resource for planning home improvement and organization projects.</p>
<p>By pinning various ideas and making an electronic wish list of sorts, homeowners can communicate this to contractors and architects and even include the smallest details.  There is such a variety of information on Pinterest and it can even be broken down by home style and is searchable. Also, it can give a homeowner an idea of realistic projects and potential cost variables.  Even kitchen makeovers, organization projects and landscaping upgrades are featured and even if you aren't sure of what you want, searching Pinterest can be inspiring and productive for those homeowners who aren't sure what changes would be best for their home.</p>
<p>Pinterest has been around since approximately 2009 when the domain name was registered.  Using Pinterest in the real estate market has been a recent trend when promoting real estate with up to date home listings.  By showing listings on Pinterest, it is more personal for buyers and sellers, particularly those who are Internet savvy.  Pinterest works by creating an account for you with a username and password.  Then, once you have an account you can start building your own boards and pinning. You can pin your own ideas or you can repin from other boards already created. For example, if you search "Kitchen Makeover" several boards will appear that you can follow and every time something is pinned you will see it on your master board. </p>

            <![CDATA[<p>After this wicked winter weather we have experienced it is important to inspect your home for any damages that could occur due to extreme cold or precipitation. There are two key areas to look at, including the roof and basement to make sure no further damage occurs.</p>
<p>First thing to look for are long icicles, which could be a sign of ice damming on the roof. Ice dams are ridges that form and prevent any melting snow from draining off and can cause major roof damage. The first thing to do is remove all snow from the roof. A roof rake is one of the best tools to use for this and carefully pull the snow down to the roof line as not to damage the shingles. Chip away at any ice damming so melting snow can flow. If you aren't comfortable, call a professional roofing contractor to remove it for you – but make sure you get an estimate first. Also make sure to check the attic for proper insulation and ventilation as if it is too warm this can contribute to causing the damming.  Don't ever walk on a snow covered roof and don't use salt or any chemical to melt the snow. Not only can they cause corrosion but can also damage any plant life and grass.</p>
<p> For the basement, the melting of ice and snow can cause flooding and water in a basement can be a big problem. Make sure any ice and snow are removed from basement stairwells, windows and walls. Make sure downspouts are clear, don't pile snow up against the house and make sure to clean a test sump pumps if you have one. Make sure any exterior slopes are maintained as well. </p>
<p>Taking the time to make sure your roof and basement are safe and not damaged can be a savings of hundreds or thousands of dollars in repairs in the future. </p>]]>

<p>Millennials are being observed in terms of where they are going and what they are doing. Their financial decisions play a key role in economic markets, including housing. One major trend of millennial is that they are not buying as many homes as previous generations at their age.</p>
<p>Another trend is that recovery of the real estate market is heavily dependent on job growth and recovering from high unemployment numbers. Some experts say that the job market may not fully recover for another 2 years so it is not likely to change quickly.</p>
<p>During the economic downturn, apartments were in high demand. In many cases it was due to former homeowners now becoming renters and multi family situations on the rise as well. However, there should be a slowdown in the building of multifamily buildings and apartments as the demand has diminished over time.</p>
<p>Condo development is still in a recovery period and has not bounced back as well as the single family home market. With that being said, the willingness to build condos is not there. One trend is the construction of rental apartment buildings that can be developed into condos if demand is there and is a sound financial decision.</p>
<p>Another trend is the development of what is known as shadow banking. This is somewhat like traditional bank lending but instead it is done outside of banks and is not subject to banking regulations. For those borrowing in this manner, there are several options including wealthy individuals and family offices offering financing.</p>

<p>One of the first things to consider when putting your house on the market is the value and price of your home. As a seller, you are excited and optimistic but a buyer may not be of the same persuasion. You need to make sure you are aware of the price range of homes around you and price appropriately. Don't price it so far out of range that a potential buyer doesn't have a reason to even look. Also, the longer a house stays on the market the chance decreases that you will get fair value for the house. </p>
<p>Just because you are pre-approved, that doesn't mean you can run up credit or open new lines of credit without suffering consequences. The closer you get to closing, finances and credit ratings are reviewed and if there is a negative impact the interest rate could or you could have your preapproval denied altogether.  Don't ever start spending until you have actually closed on the new home. Understand the timeline and how long a house closing can take. Frugality can also be carried into the first few months of home ownership so you will know how your finances are impacted with a new home.</p>
<p>Timeframes are crucial. Underestimating how much time it takes to close can aggravate a buyer and a seller. Here is a breakdown of average timeframes but remember that this could differ in various markets. </p>

<li>Getting house ready – 2 weeks</li>
<li>Average time on market – 3 months</li>
<li>Offer negotitation – 1 week</li>
<li>Closing – 1 month to 45 days</li>

<p>Remember that these are timeframes that can change. Build in time that is reasonable. And, if an interested party is not already prequalified for a mortgage then it could be even longer.</p>
<p>Buyers who are totally serious will have been preapproved by a third party lender. What does this mean exactly? It means that they have already applied for a mortgage and all financial information has been reviewed and have a specific amount and interest rate they can use. Good agents will follow up on this to make sure it still applies and will also ask about closing timeframes to make sure the timeline can be followed. An extra precaution such as this can go a long way.</p>
<p><strong>Leave the mail at the post office.</strong><br /> A shorter trip could call for simply having a friend or neighbor pick up the mail and newspaper while away. This can ensure any important pieces of mail are safely delivered and won't leave a signal that you are gone with a lot of mail and newspapers piling up. If a trip will be for a few weeks, it is best to have the post office hold the mail and call the newspaper and halt delivery. Mail and newspapers stacking up are a big clue for burgalars.</p>
<p><strong>Give your home the lived in look.</strong> <br /> There are several ways to make it look like your house isn't empty. Leaving on exterior lights or having them set up on a timer to come on at a certain time is a good idea. A house that is completely dark is a major sign that no one is there. <p><strong>Housesitter time.</strong> <br /> Probably the best idea overall is to hire someone to house sit. Not only can they look after your home, they can check on things like water, pipes and keeping pets company. With someone there, it doesn't present the scenario that the house is all alone. They can also safety collect mail and newspapers and keep you informed about weather and other things happening while you are gone.</p>

<p>A Few Weeks Before:</p>
<ul>
<li>Make an invite list. Remember that for a typical party, the attendance rate is 70 to 80 percent of those invited. Plan accordingly based on the space you have in your home.</li>
<li>Pick a theme. This way you can focus on decorations, menu and music to help bring the theme together.</li>
<li>Send invites. This can be done in a variety of ways. Traditional print invites or handwritten ones are always good but even phone and email invites are acceptable. Social media is another avenue as well, and Facebook is great for creating events, updating information and tracking the guest list.</li>
<li>Plan the menu. Put together the menu and decide if it can be prepared at your home or if a caterer is necessary. Will it be a quick assemble or all day cooking event? What about recipes? Make sure to have all of this finalized so you know how much time you need to prepare.</li>
<li>Find some help. Decide what kind of help you will need in terms of serving, bartending, cleanup, etc. You could consider hiring a few college students to help. Remember, it's your party too!</li>
</ul>

<p>Two Weeks Before</p>
<ul>
<li>Decide on linens and tableware. Make sure you either order enough or make sure they are cleaned and ready if you are using your own. Check for scratches, tears, etc.</li>
<li>Get the music ready. Come up with a playlist or download one. The Internet is a great tool for helping with putting one together.</li>
<li>Do a first round of grocery shopping and cooking, if not catered. If any of the items can be prepared and then frozen get those prepared and out of the way.</li>
</ul>

<p>One Week Before</p>
<ul>
<li>Clean the house. Give your place a thorough cleaning or even hire an outside party to do so. This way, the day of the party, you can major minor adjustments.</li>
<li>Arrange the furniture to maximize space and also determine if you need to bring in additional seating. Now is also a good time to put away items that can be easily broken.</li>
<li>Determine cookware and serving dishes and see if any additional, inexpensive purchases are necessary.</li>
<li>Stock the bar. Plan on three bottles of wine for every four people and three to four cocktails per guest for a two to three hour party.</li>
<li>Arrange for alternate transportation for those who may have too much to drink and notify the guests that it will be available.</li>
</ul>

<p>Three Days Before</p>
<ul>
<li>Let the neighbors know that you will be having a party and your arrangements regarding noise, parking, etc.</li>
<li>Begin decorating! Now is the time to determine if any last minute items are needed.</li>
<li>Check the bathroom medicine cabinet and remove any items that could cause embarrassment.</li>
<li>Determine where coats, purses and car keys can be placed.</li>
<li>Make sure that there are items for any clean up such as spilled drinks, napkins, wipes, club soda, etc.</li>
<li>Finish grocery shopping and make out a schedule for cooking or when the caterer is to arrive and begin preparing.</li>
</ul>

<p>The Day Before</p>
<ul>
<li>Set the table and put out any centerpieces such as flowers, etc.</li>
<li>Give your house a once-over. Wipe down tables and chairs.</li>
</ul>

<p>Day of Party</p>

<li>Finish any last minute cooking.</li>
<li>Place chairs around and leave room for guests to mingle comfortably.</li>
<li>Set out food about an hour before that won't spoil for snacks and appetizers. Remember that cheese needs to be kept cold as much as possible.</li>
<li>Greet your guests as they arrive and point out where food, drinks and most importantly, the restroom is located.</li>

<li>Replace burnt out bulbs but ensure they are the right wattage. It's smart to keep a list of what wattage go with which bulbs.</li>
<li>Outdoor lights have to deal with precipitation and debris that can get into the sockets so make sure that outdoor lights are plugged into a ground fault circuit interrupter outlet. These can help reduce the risk of shorts and shocks in outdoor lights.</li>
<li>Extension cords CAN and WILL overheat – check them periodically to make sure they are in good condition.</li>
<li>When hanging lights, it's a good idea to use insulated hooks. Using screws or nails can puncture light strands and cables.</li>
<li>If running extension cords along the ground, make sure to elevate plugs and connectors with a brick to keep precipitation and debris out of the connections. Also, remember to tape down any ground-level extensions cords to prevent people from tripping over them. </li>
<li>Make sure that outdoor lights are for the outdoors. Indoor lights are not made to withstand the elements of being outside. So, make sure the lights are for the outside before hanging.</li>
<li>Put the lights on a timer and make sure that the lights are turned off when not home or asleep.</li>
